Our Services

A survey is a property health check; an expert inspection of a property’s condition, which identifies problems to a prospective buyer. It is completed by a RICS accredited surveyor who visits the property, carries out an inspection and prepares a report on what they’ve found.

There are typically two types of survey: a Home Survey – Level 2 or a Home Survey – Level 3. A valuation can be added to both types of report.

  • An insurance reinstatement figure for the property
  • A list of problems that the surveyor considers may affect the value of the property
RICS Home Survey - Level 3Previously known as the Building Survey
  • Suitable for older, extended or structurally modified properties or those of non-standard construction
  • Describe the identifiable risk of potential hidden defects
  • Designed to help you make a reasoned and informed decision
  • Outlines the scope of any appropriate remedial work and explains the likely consequences of non-repair

Valuations

A RICS Red Book Valuation is a basic inspection of a property in which a surveyor will look at the condition and location of the property to determine the value using a strict set of criteria. A Red Book valuation is designed to ensure the highest standards are adhered to with the result being a confident report based that will stand up to any scrutiny it may face. They are typically used for the following purposes:

Gary was very helpful from start to finish. He talked me through the choice of survey options and took time to explain this all clearly to me. Sage were recommended to us by friends who recently used their services for a survey. We chose a level 2 report as the property we were hoping to buy was a comparatively recent build. Gary who carried out the survey rang us beforehand to see if we had concerns we wished him to pay particular attention to before carrying out an exhaustive review of the property with loads of pictures.
